Located adjacent to the Rutgers Newark campus, this transformative adaptive reuse project reimagines a 1920s-era parking garage and its 18-story tower into a vibrant residential community. The development introduces over 200 thoughtfully designed residential units, anchored by a dynamic rooftop amenity terrace and a serene ground-level courtyard.
The ground floor courtyard serves as a quiet urban oasis, shared by residents and patrons of the corner bistro. At its heart, two white-flowering Crape Myrtle trees rise from a field of end-grain wooden pavers, while lush plantings of clumping bamboo and ferns create intimate, green enclosures around three distinct gathering zones.
On the third-floor roof terrace, the design pays homage to Newark’s architectural heritage by reinterpreting the classic brownstone stoop in a playful and colorful scheme. Drawing inspiration from the City’s historic brick facades and brownstone steps, the terrace blends charm with contemporary amenities. The existing structural constraints posed unique challenges, which were met with meticulous planning and innovative detailing of walls and planters to ensure both functionality and aesthetic integrity.
